I've been a real estate investor for over 10 years and tax sales have really been a great investing area for me.
I teach students to buy properties from their owners before they are lost to tax sale. And I thought I was the only one! To my surprise, Jack Bosch has come out with a similar system of buying properties...and it's not bad!

I like to approach owners shortly before they lose their property to tax sale. This creates extreme motivation to sell their properties CHEAP.
Jack likes to get the entire list of properties from the county that are tax-delinquent, even one day delinquent, and approach the owners.
While the motivation is less, there are many more prospects, and deals can be made. Plus you have a ton of time before the property goes to tax sale so you can wait to pay the taxes on the property and have a lot of time to sell it.
