o you want to make money NOW in real estate?  Then mortgage foreclosures are not the way to go. Tax sales lead to the best opportunities to get bargain real estate today.

You may have heard you can bid on properties at tax auction. Again, the obvious way is usually not the best. There are informercials leading people toward buying tax deeds and liens to get cheap property. It doesn't work that way.

For liens, you'll need loads of cash, you'll have to wait months and months for the lien to mature, and you'll probably get very few properties in the end.  In most cases, you'll have paid near retail value to get whatever properties you do acquire.  And don't even get me started on the legal problems you can encounter buying tax liens!

With tax deed auctions, you'll get the property now, but you'll be bidding against several other investors and the price will almost always approach retail when the hammer goes down.

I've been there for 10 years...attending sales, researching hundreds of properties, paying my attorney thousands of dollars to comply with tax sale statutes - and I was making very little money at it despite having tens of thousands of dollars invested at any given time.
